We're looking for an experienced Senior Building Operator for a commercial High-rise building in downtown Vancouver, located steps away from the Granville/Vancouver City Centre SkyTrain stations. The role will report directly to the Operations Manager and oversee operations at the building, and ensure it is maintained and managed in a safe, professional, and environmentally friendly manner.
For candidates in British Columbia, the salary range for this position is $60,000 - $90,000 annually. RESPONSIBILITIES Operations Assist in the efficient, effective, and successful control of all base building equipment and systems such as chillers, fan coils, pumps and various air-handling systems etc. Overseeing building operators and monitoring service requests activities. Experience with working with Building Automation Systems such as DDC systems and lighting control systems is required. Ensure cleanliness and housekeeping conditions are fully observed to only the highest standard. Perform scheduled preventative maintenance using Angus PM system. Perform demand maintenance such as filter replacements, and repairs to fans, pumps, etc. as required. Perform monthly emergency generator testing. Ensure that the life safety equipment is being properly maintained in accordance with NFPA standards. Track and schedule work, ensuring all periodic and annual compliance testing and inspections are completed. Manage tenant work order requests using the Angus TR system while ensuring tenants are satisfied with building operation matters Assist contractors in the completion of required tasks. Obtain estimates and quotations for proposed work in the building as required. Comply with business Health and Safety policies such as participating in the OH&S committee, Provide tour and inspection reports on an ongoing basis. Support the maintenance and ongoing improvement of WHMIS, environmental, health and safety programs etc. Ensure that all Corporate OH&S Policies, Procedures and Programs are implemented and strictly followed, including Environmental, Sustainability and Property Management Policies and Procedures. Perform water treatment chemical testing, critical system testing including chilled water back up, base building and tenant generators.
Maintain operator logs, checklists, and inspections. Actively participate in energy management practices for all mechanical and ventilation systems. Available for on call emergencies rotation scheduled by the Operations Supervisor. Documentation Track and schedule work, ensuring all annual compliance testing and inspections are completed Manage tenant work order requests using the Angus TR system while ensuring tenants are satisfied with building operation matters Maintain operator logs, checklists, and inspections. Leadership Supervising contractors performing services at the site and ensuring that cleanliness and housekeeping conditions are fully observed to only the highest standard Assist contractors in the completion of required tasks. Obtain estimates and quotations for proposed work in the building as required. Ensure team-wide compliance with business Health and safety policies by participating in the OH&S committee QUALIFICATIONS 5+ years of experience in commercial property management operations, 4th Class power engineering Certification required. Valid BC Driver's License and reliable car Strong knowledge of Building HVAC, Plumbing, Electrical, BAS Systems and Life Safety Systems Previous experience working with Angus Preventive Maintenance platform is preferred. Building Operator Certification or SMA/SMT BOMI program an asset. Exceptional Customer service skills. Strong interpersonnel and communication skills Passion for sustainability and energy management Operating budget planning and control Capital Project supervision.
