Bunnell-Lammons Engineering, Inc. (BLE) has an opening for a Property Condition Assessor and Building Inspector at our Greenville, South Carolina office. This individual will be assisting our Project Managers with completing and finalizing Property Condition Asse ssments based on the ASTM E2015-15 standard, along with various other types of specialized building condition assessments.
The Property Condition Assessment scope of work includes evaluating buildings for various property deficiencies and general condition related to HVAC Systems, MEP systems, roofing, façade, building foundation and structure, etc. In addition, our reports provide our clients with estimated costs for repairs over the next 10 years. Our PCA assessors spend approximately 50% of their time in the field investigating new and existing commercial properties, and the remaining 50% in the office writing the PCA report. This is a great opportunity for someone who enjoys a combination of field and office work.
ESSENTIAL DUTIES & TASKS Familiar with the basic principles of mechanical, structural, civil, and geotechnical engineering, including construction and maintenance of structures and systems; the Americans with Disabilities Act; Fair Housing Act Project research (historical, regulatory, etc.) Communication with client and subject site representatives Conducting appropriate site reconnaissance Data compilation and organization Estimating repair and improvement costs Report writing, including preparation of supporting documents (site figures, cost tables, photologs, appendices, etc.) Ability to lift and climb ladders RESPONSIBILITIES Conduct project research as applicable to the scope of work (historical, regulatory, etc.) Data compilation and organization Conducting site reconnaissance Technical report writing Preparation of quality supporting report documents/files Effectively communicate project progress and challenges with the Project Manager Maintain communication with team members throughout the course of the project Plan, schedule and track project timelines and milestones to ensure project progress status is on schedule Understands the assessment's potential impact on the transaction process and the implications of delivering reports on time. Identify and resolve ever-changing challenges with projects Deliver appropriate progress reports (verbally or e-mail) to the Project Manager Coordinate and respond to requests for changes in project scope Communicate report delivery instructions to the Project Manager KNOWLEDGE, SKILLS, AND ABILITIES Familiar with the basic principles of mechanical, structural, civil, and geotechnical engineering, including construction and maintenance of structures and systems; the Americans with Disabilities Act; Fair Housing Act Willingness to pursuit additional building inspection certifications Excellent communication skills (internal and external) Ability to work on projects concurrently and independently Proven ability to successfully deliver a quality product on time Exceptional writing skills Ability to cultivate strong relationships within a team Understand concepts of building component life cycles, system condition evaluation, replacement costs Proficient in Microsoft Office, and Excel QUALIFICATIONS Associates degree or bachelor's degree from an accredited school in construction, architecture, or engineering discipline Candidate must have a valid driver's license & ability to pass drug screening PHYSICAL REQUIREMENTS Must be able to read, write, speak & comprehend English Must be able to communicate clearly in person and over the telephone Visual acuity adequate to perform job duties, including reading information from printed sources and computer screen Requires frequent bending, reaching, standing, walking, sitting, pushing, and pulling exerted regularly throughout the work shift Requires the ability to lift and climb a ladder, commonly on elevated roofs Projects involve a degree of travel, typically local, but a few times a year may require overnight travel.
