Building Services Pflaum Road Building 23-24 - Pflaum - Building Services - Supervisor Custodial - 1.0 FTE (40 hpw) Purpose of Position:
Under the general supervision of Building Services facilities operations, this position is responsible for the direct supervision of all second and third-shift custodians, and maintenance personnel in all MMSD locations. The hours require some flexibility but will typically fall on the second and third shifts (i.e.: 3 pm - 11 pm). This non-union position is responsible for the supervision of custodial and maintenance employees, employee performance evaluations, maintenance of records, and initiation of disciplinary action in coordination with the Custodial/Grounds Supervisor team, Director, Assistant Director of Operations, and HR department. Responsibilities include overseeing the nightly custodial operations of all District buildings, maintenance of facility systems and components, portable equipment, grounds, and other services. This position will perform planning, scheduling, payroll, facility inspections, and various reports or projects as required. In cooperation with the Principals, and Building Custodians, this position is the point of contact to support the needs of on-site staff and ensures compliance with fire and construction codes, life safety systems, and building security, while verifying housekeeping effectiveness. This position will participate and assist in the management of the after-hours and emergency response on-call rotation. Essential Duties and Responsibilities: Preparing employee work schedules, operations projects, building maintenance, and other required seasonal services or activities. Managing time and attendance records, including vacations, compensatory time, and other benefit time. Coordinating and backfilling employees as needed. Providing on-the-job training and follow-up performance evaluations of all custodians and maintenance workers. Oversee building systems operation, maintenance, and recordkeeping that includes mechanical, electrical, HVAC, fire, security, and other life safety systems. Identifying and troubleshooting failed building mechanical systems. Coordinating, overseeing, and directing repairs as needed. Coordinating, scheduling, and supervising grounds maintenance including athletic fields and snow removal as required. Responding to facility and other operational emergencies. Troubleshoot, prioritize, coordinate, and direct repairs promptly. Ensuring compliance with the Employee Handbook as it relates to the Labor and Management relationship. Preparing correspondence, records, and reports on personnel, building inspections, systems, and other assigned duties. Execute supply requisitions, approvals, service requests, and equipment requests in accordance with BOE policies. Attending meetings and reporting on building projects, repairs, personnel status, and budget requirements. Interviewing, selecting, and recommending candidates for entry-level and above custodial positions, in collaboration with the HR department. Performing related managerial/supervisory as assigned. Ability to participate in, support, and manage on-call rotation for after-hours and weekends support of the district facilities and operations as required. Education, Knowledge, Skills, and Abilities to perform essential job functions: Two-year technical management degree or equivalent of technical, maintenance, or facility management credits in a related field preferred. Five years of relevant operational/managerial experience in lieu of degree. Minimum three years experience in building system operations and maintenance with direct supervision of maintenance and custodial personnel, or similar career fields. Recent management experience and Spanish-speaking/bilingual are highly desired. Successful, progressive managerial responsibilities in facility/maintenance management or equivalent experience. Broad knowledge of general facility maintenance and system repairs including heating, electrical, carpentry, and plumbing. Ability to read blueprints and technical specifications. Ability to effectively train, assess, and perform follow-up verifications on custodial and maintenance employees. Ability to delegate work to subordinates while working cooperatively and effectively with District staff, administrators, and students. Identifying, investigating, correcting, and professionally implementing disciplinary measures in collaboration with the HR department. Respond to building emergencies and critical services. Initiating actions to correct essential building systems until technicians arrive if needed. Knowledge of administrative duties and ability to use computer software applications related to this position. (Munis, Kronos, Google Suite, etc). Ability to manage and account for storage and use of supplies, materials, repair parts and equipment. Knowledge of building materials, equipment, and parts requisitioning. Knowledge of industrial and personnel safety practices. (OSHA, EPA, Fire Code, etc). Skilled in mechanical systems operations, building maintenance, and repair actions. Experienced in collaborating within a cross-cultural and cross-functional team, committed to ongoing improvement, and adept at overcoming barriers to change. Demonstrated experience in collaborating across diverse teams and dedication to enhancing overall cultural proficiency, encompassing the appreciation of diversity, acknowledgment of personal skill limitations, and a proactive eagerness to learn and grow in these domains. Driver's license required. Confidence and ability to operate light-duty equipment desired. Ability to obtain Lead Safe Renovator certification and Pool Operator certification within 12 months of employment or as directed. Ability to calmly solve problems in an ambiguous environment highly desired. Hours may flex to meet the needs of the District. Physical and Sensory Requirements: Ability to exert moderate physical effort in sedentary to moderate work, typically involving combinations of stooping, kneeling, crouching, climbing, crawling, lifting, carrying, pushing, and pulling. Ability to lift, push, and pull 50 lbs. Ability to recognize and identify degrees of similarities or differences between characteristics of colors, shapes, sounds, odors, and textures associated with job-related objects, materials, and tasks. Ability to sustain prolonged visual concentration. Ability to operate a wide variety of office and facility equipment including computers, cell phones, alarms, test equipment, measuring devices, floor care, power tools, and more. Environmental Adaptability

Ability to work under generally safe and comfortable conditions where exposure to construction site environmental factors such as temperature variations or extremes, odors, toxic agents, noise, machinery, electrical currents, and/or dust may cause discomfort and pose a limited risk of injury.
