Onsite Maintenance Technician Pay: Full Time; Hourly / Non-Exempt
Reports to: Property Manager

Proven since 1979, Invest West Management is a full-serve property management and real estate company servicing the entire Pacific Northwest with offices in Portland and Vancouver area. Our services include managing and maintaining multi-family apartments, multiplexes, condominiums, single-family rentals, and commercial, industrial, and retail buildings, including the sales and leasing aspects. We manage Community Associations (HOAs, Condominiums, Townhomes, and PUDs) We have licensed realtors on staff for Oregon and Washington. Essential Functions include: The Onsite Maintenance Technician is a full-time position, in Vancouver, WA servicing two communities; Hazel Dell Ridge and Cascadian East. Overseeing and completing daily work orders, excellent communication skills are needed and required to correspond with the On-Site Property Manager, Portfolio Manager, and Onsite Tenants. Scheduling repairs for facilities and equipment. Required to do all general maintenance for facility and grounds. Responsible for adherence to all company policies and products, including safety.
Own vehicle transportation required (Truck or Van is helpful)32 Hours a week Availability to live onsite if preferred Maintenance skill knowledge Familiarity with general property maintenance, preventative maintenance, and repairs Excellent Safety Record/Habits Working knowledge of HVAC systems General building and grounds maintenance Conducting turnover inspections including but not limited to paint, installing vinyl, sheetrock repair, etc... Management of on-call/after-hours or emergency maintenance needs Familiar with power, water, and gas turnoffs, and cleaning out traps. Know emergency telephone numbers I.E., police, fire department, and resident property manager. Maintaining exterior grounds of the property and conducting seasonal duties such as snow removal and/or salt detailing Participates in company meetings and programs. Timely execution of work orders Assists in maintaining inventory of tools, equipment, and supplies. Picks up trash on the property. Reports all needed repairs to Resident Property Manager The Onsite Maintenance Technician position will evolve, and additional duties and responsibilities may be revised/added as business needs dictate.

Regularly lift up to 100 pounds Required visual acuity to perform activities such as operating machines such as lathes, drill presses, power saws, and mills where the job is at or within arm's reach. Perform mechanical or skilled trades tasks of a non-repetitive nature such as carpentry technical, plumbing, painting, and mechanical. Exposure to weather - heat, wet, cold, wind, noise Must be able to handle all different tenant lifestyle environments such as clean, dirty, cluttered, odorous, and/or pet-friendly units in a professional manner. Salary and Benefits: $22.00 - $25.00 per hour commensurate with experience
Mileage Reimbursement at the 2023 IRS Standard Rate
100% Employer-paid Medical, Vision, and Dental are available for employees. Eligible the first day of the month following your first 60 days of employment, with additional cost depending on your family situation.

Potential Bonus eligibility yearly is offered based on company performance.
PTO: PTO is offered at 6 hours per pay period; roughly 3 weeks per year.
Additional 11-13 days off a year with all Federal Holidays off and paid
