*Position Summary
The main focus of this position will be the maintenance, landscape and janitorial of the common areas at our manufactured home community in Santa Maria, CA. Duties will be assigned under the direct supervision of the Community Manager.

Common area landscape maintenance Irrigation repairs Common area janitorial (clubhouse, bathrooms, etc.) Minor electrical repairs on items such as appliances, fixtures, switches and outlets, etc. Minor painting Minor plumbing repairs such as replacing fittings and faucets, clearing drain stoppages, etc. General maintenance such as replacing broken tile, screens, garbage disposals, fixtures, appliances, blinds, and locks; maintaining and cleaning the property Troubleshoot utility system outages and problems Work with water and gas meter shutoffs Replace gas meters at each space, per schedule Maintain accurate records of work performed *Key Competencies
Be customer-service oriented; Possess a good work ethic and uphold the company values; Be able to work with minimal supervision while following directions; Be able to resolve challenges logically and know when to refer more complex issues to a higher level since duties and tasks are frequently non-routine; Demonstrate initiative, professionalism, integrity, and exercise confidentiality in all areas of performance; Be punctual, neat and efficient; Read, write, and speak English fluently Own basic tools to use at work *Physical Requirements
Have the ability to bend, stoop, walk, climb ladders for 90% of a typical working day Have the ability to bend, lift and reach boxes and maintenance supplies of 30 pounds or more Have the ability to safely use tools such as hammers, screwdrivers, drills, and saws Have the ability to log maintenance records in a computer or app *Experience requirements
Have two years minimum of recent experience in property management, apartment/residential maintenance - Mobile Home Park experience is a plus; High school diploma or GED equivalent - minimum Has basic use skills of Microsoft Office (Word, Excel, Outlook) Possess a valid California Driver's License, reliable transportation, and automobile insurance - required
*Compensation/Position Details
Full-time, 40 hours per week, Mon-Fri, 7 am to 4 pm $18 per hour *What we offer
