What You Will Be Doing Responsibilities:
- Perform all aspects of contract process including preparing scopes of work, invitations to bid, bid lists, accurate takeoffs, bid negotiation, award recommendation and management of change orders.
- Review and track all construction drawings including grading, sewer, water, storm drain, streets, walls (freestanding and retaining), fencing, landscape/hardscape, amenities and model complexes. Coordinate design to meet budget and schedule with consultants including Civil Engineers, Landscape Architects, Geotechnical Engineers and Structural Engineers.
- Initiate, track, and maintain all development budgets and creates cash flow projections for all projects. Review and approve all change orders, invoices and addendums.
- Maintain all regulatory approvals and permits, and coordinates with on-site superintendents for compliance with all regulatory rules and requirements.
- Coordinate with the power company for preparation of road crossing and system drawings to ensure overall project schedule is not delayed.
- Manage all on-site and off-site development activities which includes demolition, earthwork, utilities, paving, grading, landscape, hardscape and amenities.
- Work closely with Land Department and other PSH staff to ensure thorough communication surrounding schedules and costs.
- Manage bond issuance necessary for project completion, tracks all construction-related bonds, and manages year-end process including coordination of contractors for corrective work and bond release upon jurisdictional acceptance. What You Need for this Position Bachelors degree in engineering, architecture, construction, or planning preferred.
