The Facility Maintenance Manager ensures that the designated shelter facility is maintained, preserved, and operates efficiently to meet agency and community standards to fulfill EDEN's mission to provide safe, decent, and sanitary housing for EDEN's residents. The Facility Manager will act as a liaison between EDEN's staff, contractors, and on-site providers to ensure all work is appropriately scheduled and coordinated while monitoring the quality of work.
ESSENTIAL JOB FUNCTIONS Performs routine and preventative maintenance tasks to ensure building systems operate efficiently and the physical condition of buildings does not deteriorate. Wears appropriate Personnel Protective Equipment for work Tasks as required. Safety shoes (ANSI approved) must be worn at all times during working hours and safety glasses must be worn while performing any work on an EDEN owned/managed property. Diagnoses HVAC, plumbing, electrical, painting and building component problems and determines how to correct them, checking blueprints, repair manuals and/or parts manuals, as necessary. Repairs and replaces, as necessary. Assembles, installs, or repairs wiring, electrical, pipe systems, plumbing, HVAC equipment, and building components. Provides grounds keeping services, such as landscaping and snow removal. Performs general cleaning. Reads work orders or receives instructions from supervisors to perform work associated with work orders. Completes assigned projects within designated time periods. Records type and cost of repair work as required by individual work order. Orders parts, supplies, and equipment from catalogs, suppliers, or retail storerooms as necessary to perform work. Plans and layouts repair work. Collaborates with staff members to provide decent, safe, and sanitary housing by reporting building system and component deficiencies. Completes paperwork according to agency standards. Maintains adequate stock of supplies; notifies appropriate person of required items. Represents agency to EDEN's residents, community, vendors, and public officials in a mature, respectful, and responsible manner. Coordinates with the Purchasing/Contract Manager to order supplies, services and contractors to complete work as needed and track invoices with purchase orders. Coordinates with the on-site provider and guests for services needed to minimize guest inconvenience. Works with trade contractors in a professional manner, inspects and supervises work, and prepares punch lists if required. Participates in maintenance and staff meetings and assigned committees as required. Report any inappropriate behavior buy the guests, staff or service providers to the appropriate supervisor or agency. The manager will be required to report on-site to the primary or secondary facility unless directed otherwise. Contributes to team efforts by assisting with other duties, as assigned. Education and Experience Trade and/or technical school training in plumbing, electrical systems, HVAC, or building construction trades and a minimum of 5 years related work experience as a maintenance technician or mechanic are preferred.
Certifications, Licenses, Registrations A valid Ohio driver's license with good driving record, an operable vehicle and proof of insurance is required.
HVAC certification is preferred.
