Job Title: Director of Hotel Renovations and Capital Projects
We are seeking an experienced and dedicated professional to join our rapidly growing, entrepreneurial, and industry-leading team in the vibrant city of Chicago. This exciting role will directly collaborate with the company's leadership and key executives, providing invaluable exposure to a diverse range of hospitality projects.
The primary responsibility of this position is to oversee and supervise all aspects of hotel renovations. You will work closely with internal and external teams throughout the entire renovation process, including brand negotiations, design, purchasing, and construction. Effective communication and coordination with hotel owners will be crucial in ensuring successful project execution.
Additionally, you will have the opportunity to be involved in other dynamic hospitality projects that the company is currently developing.
While some travel may be required, the majority of the work will be based in the Midwest region, primarily within driving distance from the Chicago area. During the initial training period, you will be expected to attend our office in the Old Town neighborhood of Chicago. Once training is complete, you will have the flexibility to work remotely, at renovation sites, or attend meetings at our office as needed.
This position reports directly to the President of the Company.
Key Responsibilities:
- Collaborate closely with engineers, architects, and other professionals involved in the same project.
- Select and manage subcontractors, delegating responsibilities effectively.
- Take ownership of addressing any delays, emergencies, or problems that may arise during the project.
- Ensure compliance with all relevant safety, building codes, and legal requirements.
- Provide regular progress updates, budget reports, and any changes made to the President and relevant managers.
- Effectively communicate contract and technical matters to team members and stakeholders.
- Prepare detailed budget estimates, cost analyses, and work timetables.
- Utilize the company's contract, not third-party or vendor contracts.
- Possess strong negotiation skills.
- Promote safe and efficient hotel operations by adhering to company policies, procedures, standards, and regulations.
- Maintain a professional appearance and dress code at all times.
- Collaborate with vendors and suppliers to discuss the scope of work and required products or materials.
- Support the capital purchasing program according to established guidelines.
- Demonstrate the ability to read and interpret design drawings, diagrams, operation manuals, and manufacturer's specifications.
- Interpret specifications from blueprints, plans, and manuals to successfully supervise activities.
- Foster a culture of operational safety throughout the organization.
- Generate clear and concise written reports and recommendations.
- Possess strong leadership and supervisory skills.
- Schedule project deadlines and ensure timely completion of company and brand requirements.
- Communicate any schedule delays or issues related to equipment, furniture, and fixture deliveries.
- Be available on-site to supervise the delivery of new furniture, fixtures, or equipment, ensuring completeness and accuracy.
Requirements:
- Self-motivated individual with the ability to work independently and meet deadlines.
- Excellent analytical skills to evaluate qualitative and quantitative information.
- Ability to thrive under pressure and maintain a competitive drive for results.
- Strong problem-solving skills and the ability to defend your point of view.
- High proficiency with Microsoft Office Suite (Excel, PowerPoint, etc.).
- Availability to attend in-office training at our Old Town, Chicago location initially, followed by a combination of work at hotel renovation sites, remote home office, and company office as needed.
Education and Experience:
- Minimum of 3 years of on-the-job experience in construction project management, with demonstrated managerial skills acquired while working under an expert.
- In-depth knowledge of construction procedures, building and safety compliance, and financial estimation skills.
- Previous experience as a Contractor, Architect, or Engineer is a plus.
