Homecoming - Ravenel, SCNorth Creek - Summerville, SCSt. George, SCHarleyville, SCHolly Hills, SCThe Market Partner (MP) – Plant is responsible for the daily activities and production in the Plant in their market. They act as Plant Manager and are accountable for the Plant performing according to the Plant Platform. They are responsible for the implementation of the Construction Compass Field Platform, the Plant Management Platform (Plant 1.0 and 2.0), and the Client Services platform in their market. The MP – Plant is responsible for the construction of all in their market and the leadership of the Field Team, Trade Partners, and Client Services on a day-to-day basis. The MP – Plant implements the Leadership Charter - establishes team congruency with the True Difference. Demonstrates high levels of team function and ability to execute.

financial performanceParticipates in and leads quarterly operations review meetings with market and executive teams, discerning key operational metrics and trends, and providing insight into actions necessary to address non-conformanceParticipates in and leads quarterly financial review meetings with market and executive teams, discerning key financial metrics and trends, and providing insight into actions necessary to address non-conformanceStays knowledgeable of and proactive to market conditions, with deep understanding of market supply/demand, new home competitor positioning, resale home market, job creation, and other economic factors that will affect their businessWorks with Land to assess individual land opportunities / development.Works with Land on strategy for market positioning, including positioning in new submarkets, price points, and home collectionsWorks synergistically with MP – Sales in same Market to successfully achieve goals for sales, starts, closings, and client experienceWorks with corporate finance team to ensure proper financial controls in all levels of business in the market and remains alert to financial risks or gaps in the businessCreates and manages annual indirect costs budgets that fall within corporate expense guidelinesPlant Management – In the Plant Manages the Plant on a daily, weekly, monthly, and yearly basis per the Plant 1.0 Platform- Value Creation.Works to fully realize the Plant 2.0 Platform – Value LeveragingImplements the Plant Platform as outlined and directed by Executive Partner – Field Operations/Plant and Supply ChainManages and works closely with the Plant Specialist of Material and Labor to support all activities in the plant dailyMaintains daily interaction with Plant Specialist to review key Plant Floor metrics and responds appropriatelyResponsible for the performance and output of the Plant Specialist role (see separate Position Guide)Responds and resolves all deviation to create the most efficient Plant environment for the TradesProvides a uniquely exceptional environment to Trades through daily words, actions, and attitudes that result in value creationWorks synergistically with Senior Supply Chain Manager for the "On the Plant" Market to ensure the Plant is operating in accordance with the 4 C's and is delivering an environment for Trade Partners that enables tangible value creation that can be leveraged.Field Team Leadership Implements the Field Platform as outlined and directed by Executive Partner – Field Operations/PlantBuilds, trains, develops, and maintains a Field team to efficiently manage and build all homesEnsures delivery of homes that meet company standards for quality, schedule, budget, and clientLeads each Builder to achieve Field Performance Objectives and removes obstacles that keep them from being successfulEnsures Builders' execution of Builder Top 10 StandardsReviews Builders' annual, quarterly, monthly, and weekly Field Performance Objectives and manages and administers all Field performance bonusesProvides Field team with clear expectations for performance, training, tools, and support in place with accountability to achieve their resultsTravels in the field minimum of four days per week visiting communities and meeting with each Builder one-on-one to review performance and adherence to the Construction Compass philosophiesParticipates in a weekly meeting with Executive Partner – Field Operations/Plant to review key areas of Construction Compass, staffing, and Field Performance ObjectivesCommunicates with assigned Builders daily to review scoreboard, celebrate successes, and provide trainingExecutes construction of new community models in accordance with sales grand openingsFollows up on all client issues and addresses root cause of negative feedbackResults/Accountability: Ensures team congruency with True DifferenceEnsures leadership congruency with Culture, People, and Platform (CPP) and TNL PlatformEnsures gross margin performance at or above budgetEnsures that inventory is at or below budgetEnsures Return On Inventory (ROI) at or above budgetEnsures that community performance meets underwriting standards, including market capture rate by price band and gross margin performanceEnsure Sales/Field Operation expenses remain within approved budgetsEnsures that Showcase Homes are sold and closed within 60 days of completionAchieves company goals set for starts, closings, client experience for their MarketImplements the Field Platform completely within set timeframe of six to twelve monthsEnsures that the Field Team achieves their set Field Performance ObjectivesEnsures that all Builders are certified in Core within six months of joining the teamEnsures that Operational Excellence Standards are being met on a daily basis by all Field associates as defined in the Construction Compass and Builder Top 10Receives an 80% or better, Quality rating on all homes built as rated by Woodland, O'Brien, and Scott Rating Company (WOS)Ensures that all homes are complete and signed off by client at closing and are accepted into Client ServicesEnsures that all homes completed per Quality guidelines and performance standardsMaintains a Construction Job Cost Slippage of 1.50% or less and an Overall Indirect Cost slippage to be 5% or lessDelivers a 90% overall schedule conformance as measured by actual completion to target, a Client Willingness to Refer Ratings to be 95% or better, and a Client Enthusiasm Ratings to be 80% or betterAddresses Client Services items professionally and per company timeliness guidelinesResponds to all Client Survey feedback and concerns professionally, immediately, and permanentlyQualifications: High school diploma or GED requiredBachelor's degree in Construction Management preferredThree or more years of residential or construction supervisory experience preferredAbility to recruit, train, develop, and lead a teamValid driver's license, current automobile insurance, and reliable personal transportation required for daily travelGeneral Requirements: Excellent attention to detailAbility to multi-taskMust be able to work independentlyStrong communication skills, written, and verbal skillsStrong organizational skillsAbility to work in a fast-paced environmentRegularly drive between jobs during the performing the duties of this position, the associate is regularly exposed to outside weather conditions, which may include wet and/or humid conditions, and extreme cold or extreme heat.
