A Project Manager serves as the project's point person and is in charge of both the administrative and technical management of a construction project. To ensure a quality project is completed within the specified time, financial, and scope parameters, the project manager will oversee a team in charge of planning, organizing, staffing, leading, and regulating.
What You Will Be Doing
Keep in touch with the owner's representative and consultants, including participation in weekly owner progress meetings. Also, keep written communication to track anything that could have an impact on the project's budget, timeline, or product quality. Offer price for value engineering as well as quantity and pricing studies. Identify goods with a long lead time and get the appropriate authorization to buy them. Collaborate with the project superintendent to create the first project schedule, and get in touch with the public utilities to coordinate with it. Request vendor quotes and negotiate the price, the extent of the job, and the timeline for each tradesperson or supplier. Create subcontracts and purchase order agreements with CBG standard construction information. Keep the project's cash flow positive by making sure that owner requests contain the maximum amount for contract and change order work, and that vendor. Create the final budget and keep track of changes, general condition costs, and variations for the work status report. When required, take part in competitive bids by creating scope sheets for designated trades and bid packages. Provide field employees with updated plans and authorized submittals. Update the Superintendent on the project's financial situation, any contractual problems, and any items needed for project closeout. Coordinate the creation of a baseline project CMP schedule with the superintendent and vice president.
What You Need for this Position
Bachelor's degree and five or more years of relevant experience in construction management, engineering, or another related field Construction knowledge in multi-family projects is desirable. Has excellent management and communication skills, is detail-oriented, and can handle many responsibilities. Proven leadership and team-building skills; at least two years of supervising experience Solid MS Excel skills, especially working with pivot tables and calculations. The ability to understand and use technology with ease is required, as is the ability to grasp industry-specific applications like ProCore and BlueBeam. Be able to work weekends as necessary. Must be capable of making occasional local trips to project locations.
