POSITION SUMMARY: Imperial Contracting is a general contractor providing professional construction services for the multi-family housing industry in the western United States. We are currently seeking a Project Manager to be responsible for projects throughout the company's Arizona regions. The position is based in AZ and will require travel.
The person in this position will manage one or more multi-family repair and/or renovation construction projects.
The Project Manager is fully conversant with those company policies and procedures associated with the type of field work to which he/she is assigned and possesses the technical and management/administrative skills necessary to successfully complete all phases of such work, from RFP to the final project invoice, thereby ensuring that the job is completed on schedule, within budget, and to the customer's full satisfaction.
The responsibilities listed below are all limited to the types of projects described above.
AREAS OF RESPONSIBILITY: The Project Manager is expected to successfully manage all aspects of his/her assigned multi-family projects, including the following:
Customer relations directly related to specific projects Pre-construction project development A thorough knowledge of those aspects of the Project Management component in Sage Timberline that are needed to manage the assigned projects Reviewing and advising on project contracts The creation of complete and clear scopes of work The creation of estimates required for assigned projects using Sage Timberline Estimating software Management of multiple subcontractors on multiple projects The creation of project schedules using MS Project Budget management of jobs Conversant with those aspects of Accounting (e.g., invoicing, payroll, etc.) that relate directly to assigned projects Training Superintendents and other field employees on assigned jobs Knowledge of and enforcement of all company safety policies and procedures Enforcement of project quality control As appropriate for the size of the project, regularly scheduled meetings with customers and project team members Minimization of company exposure and risk Development of team cooperation among project employees A consistently high degree of professionalism and integrity THE SPECIFIC DUTIES OF A PROJECT MANAGER –INCLUDE THE FOLLOWING: Knowledge of the fundamentals of basic construction techniques and trades Management of one or, as appropriate, more projects Up-to-date Project Management information Consultation with company management on project field resources Process all RFI's, submittals, transmittals, and change requests processed through Sage Timberline Pj The accurate and timely completion of project take-offs The ability to prepare complete and accurate estimates using company prescribed policies, procedures, and software Preparation of project proposals that are complete, accurate, and reflect a professional company image, use the approved company format Creation and execution of project work schedules and revision of them as appropriate to meet changing needs and requirements Supervise Superintendents in the coordination and the scheduling of subcontractors Supervise Superintendents on the day-to-day operational aspects of a project and its scope of work Maintain regular communication with the customer to ensure that all parties are aware of project progress Effectively apply company policies and programs and enforce high project standards Develop and implement, with the project Superintendent, quality assurance procedures Ensure that project documents and reports are complete, current, and filed appropriately Track employee hours and expenses on a weekly basis Track project budgets using the established company reports Ensure timely and accurate invoicing, and monitor receivables for projects Understand company pricing practices and billing procedures Ensure that project legal documents are accurately completed and signed Identification of business development and "add-on" sales opportunities as they relate to a specific project OTHER SKILLS AND ABILITIES: Ability to develop and lead a project team Excellent oral and written communication skills Ability to read construction blueprints that relate to assigned projects and do takeoffs from them Ability to contribute to customer development COMMUNICATION: Effectively facilitates team and client meetings Holds regular status meetings with project team Effectively communicates relevant project information to supervisors Identifies and resolves issues in a timely fashion Understands how to communicate difficult/sensitive information tactfully CUSTOMER MANAGEMENT: Adopts strategies that will generate new clients Represents the company's interests in all communication with customers Manages day-to-day client interaction Recognizes and meets client expectations Develops lasting relationships with client personnel that foster client ties Communicates effectively with clients to identify needs and evaluate possible solutions Continually seeks opportunities to increase customer satisfaction and deepen client relationships Responsible for the marketing and business development efforts Develop and write Strategic Plans, Business Plans and Marketing Plans. Lead tracking, generating and maintenance Network heavily with professional associations within region to obtain qualified leads and knowledge of emerging markets INTERNAL OPERATIONS: Suggests areas for improvement in internal processes along with possible solutions Assists in the development and implementation of solutions to company policy and procedure issues Complies with and enforces company policies and procedures QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION/EXPERIENCE: A combination of the following:
Experience in multi-family construction will be given significant importance Graduate of a degree program in construction management or construction science Those with engineering and architectural degrees may be considered as equally qualified if they have additional training in business administration and accounting Five years or more of experience managing construction projects of increasing complexity MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide all units of measure, using whole numbers, common fractions, and decimals.
REASONING ABILITY: A demonstrated ability to anticipate problems and resolve them before they impact projects.
COMPUTER SKILLS: Effectively employs all elements of Microsoft Office software, most especially Excel Skilled in the use of Sage Timberline Estimating and all other project related components of the Sage Construction 300 software SUPERVISORY RESPONSIBILITIES: Inspires co-workers to attain goals and pursue excellence Identifies opportunities for employee improvement and makes constructive suggestions for change Manages the process of innovative change effectively and readily adjusts to and implements changes in company policies and procedures Motivates team to work together in the most efficient manner Mitigates team conflict and communication problems PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee must frequently lift and/or move up to 30 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to focus. Repetitive motion with word processing and data entry. Heavy phone use.

While performing the duties of this job, the employee is frequently exposed to outdoor weather conditions. The employee is occasionally exposed to work near moving mechanical parts and fumes or airborne particles. The noise level in the work environment is usually moderate.
