Job Description**Job Description: Construction Cost Estimator**Construction Cost Estimating approach aligns with the overarching department philosophy of "Cradle-to-Grave" management, ensuring involvement in projects from initial site identification to post-occupancy surveys. Reporting directly to the Vice President of Construction Estimating, the Construction Cost Estimator holds a pivotal role in the development and maintenance of the Historical Cost Model. The position involves crafting cost estimates for individual project costs, encompassing pre-development analysis for various multi-family affordable projects.
**Responsibilities:**
1. **Quantitative Analysis:**
– Prepare quantity take-offs and estimate costs of materials, labor, and equipment for contract fulfillment.
– Forecast project costs in a three-to-four-year window based on preliminary project data.
2. **Construction Evaluation:**
– Evaluate construction methods for cost-effectiveness.
– Assess the acquisition of land for construction projects.
3. **Estimation Process:**
– Prepare estimates with the appropriate level of detail for all design stages.
– Ensure a thorough review of plans and drawings, identifying and accounting for omitted items in the overall estimate package.
4. **Documentation and Review:**
– Maintain current pricing records for labor and materials.
– Review reports and studies to validate accuracy and determine cost impacts on projects.
5. **Project Coordination:**
– Organize/conduct walk-throughs with subcontractors to gather site information.
– Schedule projects using CPM software for budgetary purposes.
6. **Team Collaboration:**
– Attend Owner and/or team meetings to discuss estimates, answer questions, and resolve issues.
– Interpret and explain plans and contract terms to administrative staff, workers, and clients.
7. **Pre-Development Responsibilities:**
– Manage the pre-development budget/cost estimating process.
– Coordinate with design consultants on buildability, cost, quality, and value engineering.
8. **General Project Management:**
– Inspect and review projects to monitor compliance with codes and approved plans.
– Prepare contracts and negotiate revisions, changes, and additions to contractual agreements.
– Obtain necessary permits and licenses.
9. **Quality Control and Analysis:**
– Implement and refine quality control programs.
– Analyze completed projects to compare estimated costs to actual costs.
10. **Additional Duties:**
– Maintain the Historical Cost Model.
– Investigate damage, accidents, or delays at construction sites.
– Address issues arising from delays, bad weather, or emergencies.
This comprehensive role requires a skilled Construction Cost Estimator to ensure successful project completion within specified timelines, budgets, and quality standards.


Job Requirements
**Skills & Qualifications:**
- **Multi-family Project Expertise:**
- Experience building and estimating multi-family projects (Type III/V and Type I podium).
- **Work Management:**
- Maintain a work pace commensurate with given workload.
- Ability to manage multiple tasks effectively.
- Excellent time management and organizational skills.
- **Pressure Handling:**
- Ability to work well under the pressure of deadlines and meet them.
- Relate favorably and perform work activities requiring negotiating, instructing, supervising, and persuading others.
- Effectively influence people on a consistent basis.
- **Technical Competencies:**
- Develop, maintain, and refine the Historical Cost Model.
- Strong technical knowledge of estimating methods and practices, job cost forecasting, construction, and project management methods.
- Prepare CPM schedules and manage project timelines.
- Manage project quality and costs per budget.
- **Project Tracking:**
- Track project costs for conformance with cost models developed for individual projects.
- Make accurate evaluations leading to decisions without immediate supervision.
- **Construction Expertise:**
- Strong construction technical skills.
- Ability to formulate scope with minimal direction on design.
- Work autonomously on estimates from the beginning to end of the bid process.
- Accept and carry out responsibility for direction, control, and planning of projects.
**Education & Experience:**
- A minimum of 2 years of multi-family construction experience.
- A minimum of 2 years of cost estimating experience.
- Strong construction estimating skills from conceptual to detailed estimate level.
- Education or experience equivalent to a BS degree in construction management or business.
- Experience working with Cities, Counties, and other permitting agencies on construction projects.
- Strong experience with Smartsheet, Procore, Bluebeam, and Microsoft Office.**Physical Requirements/Work Environment:**- Exposure to weather.

- Operate computer and office equipment.
