Job Summary Transnation Title Agency is currently looking for a full-time Residential Escrow Officer.
As a Residential Escrow Officer, you will manage all aspects of residential escrow transactions from opening to closing while upholding high customer service. You will work closely with real estate agents, lenders, buyers, and sellers to ensure smooth and timely closings while prioritizing our valued clients' satisfaction and peace of mind. Your primary duties will include preparing and reviewing escrow documents, coordinating with various parties involved in the transaction, conducting title searches, disbursing funds, and maintaining accurate records, all while delivering exemplary customer service at every stage.
Responsibilities and Duties Typical duties of the position may include:
Effectively communicate with customers to process new and existing title orders. Answer phones and direct calls to the appropriate department or individual with a courteous and professional demeanor, ensuring prompt and efficient handling of client inquiries and requests Review title commitments: Review accuracy in vesting, insured parties, insured values, and rates as filed. Correlate property description on commitments to surveys, policies, mortgages, deeds, purchase agreements, and other legal documents, ascertaining their accuracy and completeness. Review title requirements as outlined in the commitment and obtain and review proper documentation, such as deeds, mortgage, and land contract payoffs, discharges, trust documents, divorce documents, power of attorneys, probate documents, corporate documents, and other documents pertinent to and required to create the marketable title. Review title commitment exceptions to ensure you have a working knowledge of the exceptions to the policy should customers have any questions. Scheduling and coordinating closings with parties involved in transactions. Prepare escrow settlement documents as instructed by the company, lender, attorneys, and purchase agreements, including proration of taxes, rents, and other items as required by instructions. Conduct closings: Explain closing documents to parties, including answering questions regarding the closing statement, title insurance, or closing documents, and obtain all necessary signatures. Collect and disburse all funds and documents to appropriate parties. Maintain follow-up necessary for the completion of transactions and issuance of policies. Prepare written escrow agreements by the contract or instructions given. File and record transaction documents for issuance of final policies. Before the completion of closing, ensure that all title requirements are met and parties can be adequately insured. Reliable transportation to t ravel to other locations and branch offices to perform real estate transaction closings. The Escrow Officer may be assigned additional tasks to support the department's goals.
Qualifications and Skills Provide company stewardship to customers, servicing as a company liaison with realtors, lenders, attorneys, etc. Knowledge and understanding of the purpose and use of title insurance and related services, terminology of instruments involved in escrow transactions, and insuring marketable title to real property. Knowledge and understanding of estate-related documents, local escrow procedures and terminology, legal descriptions, sales and service techniques, and mortgage lending principles. Knowledge and understanding of terms, conditions, covered risks, and exclusions from coverage of underwriters' policies, products, and company products. Ability to work a flexible schedule, willing to work nights and weekends when necessary. Knowledge of local and state tax and recording standards. Knowledge and understanding of legal descriptions, sales, service techniques, and mortgage lending principles. Excellent decision-making skills. Ability to perform proration of taxes and similar costs associated with the closing documents Education/Experience: Associate degree with a minimum of two years experience within the real estate title industry or an equivalent combination of education and experience
Licenses : Resident Producers Licenses with the State.
Valid State Driver's License
Preferred Notary Public
Computer Skills : Proficient computer skills with Microsoft Office and web-based industry programs. RamQuest software.
