The PM Maintenance Supervisor will report directly to the Sr Maintenance Director.
Core responsibilities include the following, but are not limited to:
Follow all company policies and procedures; maintain confidentiality of proprietary information; protect company assets. Welcome and acknowledge all guests according to company standards; anticipate and address guests' service needs; assist individuals with disabilities; thank guests with genuine appreciation. Report accidents, injuries, and unsafe work conditions to manager. Speak with others using clear and professional language; answer telephones using appropriate etiquette. Develop and maintain positive working relationships with others. Ensure adherence to quality expectations and standards.
Specific Responsibilities:
Maintains a friendly, professional, cheerful and courteous demeanor always.
Always Ensures Outstanding customer care.
Responsible for completing maintenance request, conducting routine inspections and preventative maintenance and service, replacement of parts and equipment, as well as other projects that may be assigned by the Sr. Maintenance Director and/or the Resort Manager.
Dispatch, track, and monitor work orders.
Receiving supplies and generate Inventory reports.
Communicate with Front Desk and PBX for follow ups on room status, PMs, OOO units and others.
Keep all maintenance logs up to date.
Coordinate with Sr. Maintenance Director the follow up of RCI comment cards.
Ensure that all company policies and safety policies are properly adhered to.
Responds to room calls and performs maintenance on units or appliances as needed.
Work with staff to perform "check outs" room checks are performed for check in days.
Maintains accurate control of logs for equipment as required by law and city codes.
Always maintains a clean and organized environment.
Responsible for caulking, painting, and simple building repairs and performing similar operations as needed.
Coordinates efforts with housekeeping, when required, to ensure owners/guests needs are being met.
Maintains a cordial, professional relationship with all staff members and customers.
Attends meetings as required.
Assist Night Manager and Assistant Night Manager with maintenance calls, repairs, and all necessary follow-ups.
Performs other duties as assigned, requested, or deemed necessary by management.
Position Requirements (Skills/Abilities)

:
Experience :
Three to five years of hospitality-related management experience is required. Timeshare or Resort management experience highly desirable. Must be able to manage multiple priorities simultaneously; communicate effectively at all levels; and demonstrate the ability to analyze and resolve problems. Must possess significant computer software program experience, especially Excel and Word.
Education : High School diploma or GED required.
Flexible Scheduling:

Must be able to work Evenings, Friday, Saturday, Sunday and Holidays.
Supervisory Responsibilities:
This position carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training pm maintenance employees; assigning and directing work; disciplining pm maintenance employees; addressing complaints and resolving problems.
Physical Demands:
While performing the duties of this job the employee is required to walk, stand, stoop, kneel, crouch or crawl. The employee is required to use his/her hands and fingers to feel, and reach for objects of various sizes, shapes and weight.
The employee will occasionally be required to climb a step ladder or balance and, to talk, hear and/or smell. The employee must regularly push, pull, lift and/or move 10-25 lbs. And occasionally push, pull, lift and/or move 50 or more pounds with assistance. Specific Vision abilities required for this job include Close vision, Distance vision, color vision, peripheral vision, depth perception and ability to focus in various settings. Good Customer Service skills are a must.
The noise level in the work environment is usually moderate to loud.

This position is highly visible in all resort areas, team members must present a clean professional appearance and must adhere to Daily Management, Inc., Local Standard Operating Procedures-Standards of Appearance.
