Job Description
A non-profit developer and owner of affordable multi-family housing throughout Northern California with expansion underway in Southern California. A 35 year successful history has allowed the organization to assemble a portfolio of properties along the I-80 corridor from Fairfield into Sacramento. Recapitalization of these assets has created the physical and financial resources for the organization to launch into a strategic direction and growth in Northern and Southern California. Planned projects include new construction and renovations of existing affordable multifamily rental property.


My client is looking for a Project Manager who will assist senior leadership in all aspects of bringing a project from concept to completion, including working with land/property sellers, supervising design development, overseeing the underwriting, and managing the pro forma, legal structuring, obtaining entitlements, securing financing, managing consultants, and closing. They must be motivated self-starter and problem solver who thinks like an owner. We are seeking a hands-on, team-oriented passionate real estate professional who has a deep understanding of real estate development processes in the commercial and multi-family space. This person enjoys working as part of a team and is comfortable with many responsibilities.


This is Mon-Friday in office, main office is located in Fairfeild, CA Required Job Duties & Responsibilities: Process multiple funding applications, Tax Credits, HOME, Section 8, HCD Program Funding Sources etc. and submission of packages to facilitate the accurate processing and timely closing of real estate transactions through liaison with financial institutions processing and closing unit. Real estate development closing process 'point person' responsible for managing financial closing process for projects and other related transaction requirements. Manage and coordinate third-party consultant activities including legal, accounting, architects, engineers, general contractor and other contracted professionals in pre-construction, construction and lease up phases. Prepare and manage development budgets, prepare monthly work in progress reports, process contract invoices, draw requests and update project schedules. Prepare, coordinate and administer contracts and other technical agreements; Prepare and submit project applications related to municipality planning and building. Manage capital improvements of existing properties as needed working with Property Management, sourcing vendors, executing contracts and activities through completion. Assist development staff with project pipeline updates, preparing professional presentations for RFP, RFQ, financing and development applications as needed. Coordinates department record-keeping activities and assist with tracking of projects. Establish and maintain a positive working relationship with municipalities, planning and community development, building departments, and various other agencies including both state and federal governments. Ability to travel weekly to job site locations within 75 miles of corporate office, as well as, monthly travel to Southern California projects as needed. EDUCATION and EXPERIENCE Bachelor's degree in one or more of the following disciplines: Real Estate Development, Construction Management; Engineering, Architecture or Urban Planning. Master's degree is desirable. English proficiency is required with excellent written and oral communication skills Public agency construction progress reporting for Tax Credits, HOME, Section 8, USDA Rural Development. A minimum of five years' experience in multi-family housing real estate development and project management. Understanding and ability to manage contracts, budgets and project schedules. Demonstrated experience in managing design and construction professionals and activities, including the ability to read and understand plans, specifications, and other design and construction documentation. Ability to balance competing priorities to meet construction deadlines for multiple real estate development projects. Strong project management, verbal and written communication, interpersonal, conflict-resolution and problem-solving skills. Ability to work independently, as well as in a team. Ability to work remotely via Zoom, Net Meeting and other software managing the team. Proficiency with MS Office, Word, Excel, Project and PDF.
