Property Management Operations ManagerAckley Florida Property Management is hiring a talented and proactive Property Management Operations Manager to join our team. This role requires the candidate to oversee and work collaboratively with maintenance, leasing, the inspection team, and property management operations.The ideal candidate must have experience setting, tracking, and reporting KPIs to senior executives. Their proven managerial experience will lead internal and external property staff to enhance tenant and client relations, maintenance, and property management to ensure our portfolio of single-family residential properties remains exceptionally well-represented and grows through referrals and reviews.Our Operations Manager will possess a forward-thinking approach to optimizing clients' asset values and the staff experience. They are excited about developing and implementing ongoing training for our internal teams to strengthen performance. They will work closely with our executive management on operating budgets, expenses, maintenance and leasing reports, and quality control strategies to help us stay at the top of our market.If you are a driven leader with a track record of effective managerial and supervisory skills, this may be the perfect opportunity for you!Compensation: Competitive Salary of $65,000-$80,000 annually, Depending on ExperienceResponsibilities:Oversee operations of all property management departmentsWork with the company executives to include ongoing training for staff on tenant matters, expenditures, maintenance, leasing, and compliance with regulatory requirementsImplement and evaluate comprehensive maintenance programs and benchmarksDevelop and review annual department operating budget and monitor operational expenses; Implement strategies to ensure expenditures remain within budgetManage service contract negotiationsTake responsibility for the overall operational direction, coordination, and evaluation of the property portfolio - maintenance, work orders, leasing, occupancy, rent rates, owner/tenant relations, marketing, etc.Manage tenant improvement projects and work order statusCompiles, prepares and presents the delivery of written and/or oral reports to executive leadership and, when applicable, to property ownersParticipates in formulating and administering company policies, developing long-range goals, tracking metrics, and reporting.Works with the executive leadership and property managers on the implementation and performance of marketing and leasing effortsResearches, investigates, analyzes housing management industry trends and developments, and per these trends/developments, prepares forecasts, action plans, and recommendations for the companySecuring and upholding vendor and third-party contractor relationshipsInterviewing, hiring, and supervising the training of employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problemsQualifications:4+ years experience in operations and property management of residential properties2+ years supervisory/management experienceAn active FL Real Estate License would be an asset.
