GENERAL SUMMARY
Under minimal supervision, oversees daily operations and maintains systems functions for the Nisqually Tribal Health & Wellness Center. Performs skilled troubleshooting, repairs and preventive maintenance on a wide variety of building and facility equipment, fixtures and systems. Performs work in several of the common maintenance trades such as carpentry, plumbing, painting, electrical, and/or machine & equipment repair. Performs as the point person between the Operations team and Maintenance and Systems vendors to maintain safe and smooth working operations within the NTHWC facility.
PRIMARY RESPONSIBILITIES Primary responsibilities are the basic job duties that an employee must be able to perform. This list of responsibilities is intended to be representative of the duties performed within this classification. The omission of a function does not preclude management from assigning duties not listed if such duties relate to the position. •Conducts routine, periodic, or special inspections to determine repair and maintenance work necessary to prevent breakdowns of facilities, machinery, and equipment at the NTHWC.
•Tests, inspects, and troubleshoots facilities or equipment issues.
•Installs and repairs piping assemblies relating to air, water, landscaping irrigation, and drains.
•Installs and repairs to all facilities plumbing fixtures including sinks, toilets, drains, water fountains and café plumbing.
•Performs regular wall repairs and paint applications in a clean and professional manner to maintain the aesthetic look of the NTHWC.
•Uses line drawing diagrams and work specifications to ensure accuracy and conformance to metrics and/or work orders, to include validation of work performed by contract personnel.
•Interfaces with customers, vendors, and team members in support of facility operations, work requests, or other duties as assigned in a professional and team-oriented manner.
•Utilizes NTHWC internal work order "ticket" system to coordinate with maintenance supervisor for ticket distribution and completion.
•Coordinates multiple projects (such as moving, roof repair & maintenance) with efficiency and proficiency in meeting timelines and schedules.
•Monitor the facility to ensure that it remains safe, secure, and well-maintained.
•Purchase needed supplies following current NTHWC purchasing and finance policies.
•Seek out and set up new vendor and maintenance accounts as needed, keeping service performance, financial health, and Operations goals in mind.
•Operate as part of the NTHWC Risk Management and Safety teams to ensure facility compliance with all applicable laws, accreditation and internal policies.
•Proficiency in a wide range of building repair, general contracting, and handy-person services.
•Provide infection control cleaning support on an as-needed basis to support the maintenance and infection control teams, primarily during Culture related staff reductions.
•Act as the point of contact for systems alert notifications such as fire alarm, wet and dry sprinkler systems, etc.
MINIMUM QUALIFICATIONS
Education and Experience
•Must have a high school education or equivalency AND 5+ years' work experience in facilities maintenance.
OR
•A minimum of two (2) years of trade school AND three (3) years of experience in facilities maintenance.
•Experience working with a variety of small power tools, paint, wall repair, plumbing, basic electrical, carpentry and other contractor equipment.
PREFERRED QUALIFICATIONS
•Certificate in contracting, carpentry, plumbing or electrical from a certified trade school is preferred.
•5+ years' work experience in construction, contracting or other trades preferred.
•Experience working in Tribal operations, Tribal government, or Tribal Healthcare facilities

COMPETENCIES
Possesses the knowledge, skills and abilities to successfully perform the primary responsibilities of the position.
Knowledge of:
•Requires proficient knowledge of common maintenance trades such as, but not limited to carpentry, plumbing, painting, electrical, landscape irrigation, and machine / equipment repair.
•Requires general/basic knowledge of safety requirements for a variety of common maintenance procedures.
•Must have the ability to identify facility/maintenance issues, including the ability to provide validation & sign-off of work performed by contractors (i.e., hands-on validation of functional/working completeness).
Skill in:
•Requires proficient facilities maintenance & preventative maintenance inspection & troubleshooting skills.
•Requires the skill to troubleshoot, make a repair plan, and execute top quality repair and maintenance work on multiple facilities systems.
•Must have proficient knowledge, skill, and demonstrated ability to properly use hand tools common to facility repair and maintenance such as ratchet sets, wrenches, screwdrivers, millimeters, etc.
•Requires basic PC skills, including use of MS Office applications, Internet research/sourcing, etc.
•Good communication skills (i.e., speaking, writing, reading, reporting, presenting, etc.) are required.
Ability to:
•Requires the ability to multitask and follow & execute instructions with efficiency and proficiency in completion of a variety of assigned projects and tasks, under minimal supervision.
•Diagnose, troubleshoot and complete facilities tickets and repairs in a timely and efficient manner.
•Requires the ability to drive trucks, and/or other automobiles; a clean driving record with valid WA driver's license is required.
•Must take, pass and maintain annual OSHA, infection control and safety trainings as required by NTHWC policies.
PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee to successfully perform the primary responsibilities of this job. •Must be able to safely perform a broad range of movement including bending, squatting, twisting, kneeling, stooping, reaching, climbing and safely lifting in excess of 50 lbs.
•Must be able to work in a variety of physical environments, both indoor and outdoor. This includes knowledge and ability to work in heat, cold, wet, dark and cramped, and elevated environments.
•Must be able to safely climb ladders to work on the interior and exterior of the NTHWC facilities.
