Construction Project Manager MEP Responsibilities: Review the contractor's health, safety, environmental and security plan. Promote a safe working environment for the project and drive continual improvement in HSE performance enabling the project team to work safely while on the construction worksite. Provide detailed review of the MEP construction drawings, specifications, existing site, and environmental reports and provide recommendations as needed. Provide advice for the development of the procurement strategy for Construction MEP Scopes and assist during procurement & contract negotiations. Review requirements/conditions across all contracts to monitor compliance with contract terms and establish KPIs, metrics, and reporting processes to monitor construction performance. Confirm Authorities Having Jurisdiction (AHJ) review and approval of construction documents and plans. Provide inputs to logistics plans review to track material and equipment deliveries according to schedule. Review and monitor site access and traffic management plans, contractor's logistics, storage, and laydown plans, to minimize disruptions and allow for safe traffic conditions for construction personnel and the public. Meet with security personnel, IT, and stakeholders to coordinate access and build relationships to safeguard project schedule while complying with site security policy, procedures and protocol. Hold interactive team planning sessions to establish a baseline for the project team to identify success factors, expectations and needs. Set rules of conduct and credit for collaboration and teamwork within contract obligations. Participate in constructability reviews. Establish and document requirements for MEP Construction completion, commissioning, and handover of each key milestone. Provide input into equipment lay down area planning. Participate in 3-D model reviews. Participate in pre-bid meetings and associated site walk through. Participate in pre-construction meetings. Organize construction document control efforts. Participate in pre-construction planning and organization. Assist in developing proposed warehousing and field material laydown areas. Review MEP construction packages and return comments as appropriate. Review material take-offs of MEP construction packages and monitor progress of material procurement and supply chain management. Facilitate resolution of construction concerns regarding engineering discrepancies in a timely manner. Supervise GC compliance with Project's quality assurance program and verify the agreed quality standard that the contractor must deliver and avoid subsequent defects and corrective action. Review and monitor the certification requirements from contractors for works as applicable to tasks (e.g., Certified welders' certificate to perform specific weld types and procedures). Monitor permitting in the project plan and confirm permit milestones are met for submittals, approvals and site posting. Monitor the contractor's work against contract obligations, and resolve issues timely and strictly, and meticulously administer change management procedures. Coordinates with construction inspectors about inspection priorities, confirm all inspections outlined by the permit are scheduled and performed in accordance with the schedule, record and report failed inspections, and oversee corrective action plans, and rescheduling of follow-up inspections to mitigate schedule delays. Coordinate and confirm 3rd party inspections are scheduled and that findings are reported to the Stakeholders, and the project team (e.g., Geotechnical reports and reviews of soil compaction, suitable soils, non-suitable soils; concrete tests and cylinders; reinforcing steel inspections, Certified Welding Inspector (CWI) inspections; roofing manufacturer inspections). Review testing reports and follow up with the contractor to make sure corrective actions are completed, re-inspected, and approved by inspectors and AHJ. Coordinate the receipt and storage of material with material coordinator. Review material delivery dates to ensure they support the construction schedule. Establish and participate on routine pull planning sessions to address and avoid potential waste time (e.g., Rework, unnecessary material/equipment movement, waiting times, staking of trades, etc.) and identify opportunities to optimize construction sequencing and field work productivity. Conduct weekly progress meetings to coordinate construction activities and to monitor and report progress. Provide coordination of design, technical/construction quality management. Perform daily site walks to verify progress and record deviations from project plans, contract, or the look-ahead schedule. Oversee and coordinate contractor planning, application, and handover of utility tie-ins. Monitor the contractor activities and job performance and make manpower recommendations to support the work. Monitor progress against key milestones and compliance with handover condition criteria as well as coordinate the integration and installation of furniture, fixtures, and equipment (FF&E) and technology. Check physical progress with Quantity Surveyors, review look-ahead schedules with the MEP contractor(s) weekly to assess updates, changes, and for early warning when critical path activities are delayed or slipping. Work with client facilities personnel, stakeholders, and Subject Matter Experts (SMEs) to perform real-time critical inspection/coordination reviews as required for seamless turnover and closeout. Participate and provide inputs on Critical task planning during preconstruction meetings prior to large and critical tasks to review logistics, safety, coordination, and other procedures (e.g., large concrete pours, crane lifts, roofing systems). Check that punch lists are created and maintained for the scope of work. Manage the completion of all punch lists and obtain final approvals, certificates of occupancy, and signoffs from AHJ. Oversee implementation of the commissioning (Cx) plan, assuring effective handover, coordinate and check testing, burn-in and commissioning procedures of equipment and systems, monitor anywhere specialist subcontract work required after practical completion and as part of the occupation phase and allow integration with existing or 'as-built' infrastructure. Oversee the commissioning process and chair daily Cx meetings during construction. Support field coordination between the General Contractor, Commissioning (Cx) Agent, and Client. Verify testing and training of systems and facilitate communications as end users are introduced to the site. Oversee final job closeout procedures including 'Day Two' punch list and assist in development of the warranty management process and implementation within the closeout phase. Address and highlight likely maintenance contracts required ahead of completion and coordinate with facility operations team to enable establishment of preventative maintenance schedules. Monitor the timely completion and submission of all requirements for closeout documentation, putting added emphasis on business critical or potentially hazardous equipment/installations. Acquire project reference materials including warranties, guarantees, manuals, as-built drawings, maintenance requirements and other closeout documentation. Assist in settlement of contractual obligations of the contractor and secure lien releases. Participate in the financial reconciliation of project costs and expenses in the form of a final Project Cost Report. Oversee and coordinate the final clean to a suitable condition ready for occupancy. Monitor schedule and contractor responsibilities move-in/move-out, re-stack and coordination. Coordinate handover of the site/facility to the operational team. Qualifications University degree and/or PMP certification, preferably in a field related to construction (MEP). OSHA certifications (10 hours or 30 hours). Minimum of (10) years managing construction activities for industrial manufacturing projects. Strong Knowledge in Lean Construction principles, methods, tools, Construction sequencing and pull planning, Construction planning/scheduling. Knowledge of multiple project delivery methods. Demonstrated experience providing leadership of a team in an integrated project delivery organization. Proven track record of following through on commitments. Demonstrated experience in delivering major construction projects successfully Proven track record of partnering and issues resolution. Experienced managing multiple stakeholders and work stream managers. Skilful in Meeting organization, facilitation, Public Speaking, Coaching/Teaching, Interface Management. Ability to be highly effective in a client facing role. Demonstrated great analytical and strong communications, presentation, and written skills. This position is 100% at Client Site .
