Job Description

We are looking for a Construction Superintendent to oversee our construction project and to act as the link between various project parties. The Construction Superintendent will lead and manage the on-site construction team, and oversee all work on site. The Construction Superintendent will be responsible for organization on site and ensure compliance with safety regulations. You will ensure quality standards are met pursuant to the plans and specification. You will liaise with inspection authorities regarding approvals, inspections and closeouts.
Work in telephone equipment rooms/data centers, Electrical and Chiller plant installations experience a plus.
Responsibilities:
Leading and managing the on-site construction team.
Coordinating and overseeing all work on site.
Attending production meetings.
Reviewing and becoming familiar with the schedule and budget, and ensuring adherence to these.
Ensuring quality standards are met.
Placing orders for materials, and being responsible for equipment and materials on site.
Following the project timeline to ensure deadlines are met.
Monitoring and ensuring on-site safety compliance, cleanliness and orderliness.
Maintaining records for site personnel such as daily field reports, field orders and RFIs.
Schedule and lead on site staff meeting daily – review what needs to be done for the day and who is doing what re: laborers, carpenters etc. Review safety items that you have corrected in the past day; include the problem found and the solution. Track the safety review in the daily log.
Schedule and lead weekly foremen meetings – review project schedule progress, safety instruction (this is to be tracked in the daily job log). Talk with the trades to identify any conflicts between trades and/or if any trade needs information or clarification of a drawing/spec. Prepare meeting minutes and distribute to all trades no later than the day following the meeting.
Maintain an accurate, up to date, set of contract documents in the field and electronically.
Review all contract documents for the project (drawing, specifications RFI's, approved shop drawings and submittals, etc. in their entirety).

Prepare a list of any questions and/or ideas (itemized by trade) generated during your review.
Review the questions generated with the PM or estimator for the project.

Using the knowledge from this review verify that all areas of work that are being performed on-site conform to the requirements laid out in the contract documents.

If any discrepancies between the work that is being performed and the contract documents is noted take the proper steps to have the work performed in the proper manner. This will include:

Reviewing the

drawings/specification/shop

drawings with the contractor
Writing and submitting RFI's to the project manager related to any field conditions found that may interfere with the work as shown on the contract documents.
Distribute RFI responses to the appropriate parties.
Follow up on unanswered RFI's daily until resolved

Using the knowledge gained in the contract document review, generate a three week look ahead schedule and coordinate all activities. This coordination should include:

Verification that our subcontractor's insurance and access lists are on file with the building management.
Notification and coordination with the building management work and delivery schedules, MOP activities, etc.
Coordination of trades daily in conjunction with the project schedule
Protection required to facilitate work in sensitive area or over existing finishes
Review project schedule daily and identify how the trades are progressing. Notify contractors not in compliance with schedule and take necessary steps to correct.

Perform site reviews on an ongoing basis by walking the site as often as possible daily.

While performing the site walks verify that the trades and our workforce maintain all areas of the construction site in a clean and orderly fashion

Complete the daily job log: include trades working, number of men per trade and a brief description of what that trade accomplished for the day.

Previous experience in construction management
Familiarity with construction management software
Strong leadership qualities
Strong negotiation skills
Deadline and detail-oriented
