Job Description

Polaris Property Management is looking for a full time Property Manager with a successful track record for our property located in Los Angeles.

We are looking for a Property Manager who has superior customer service abilities and knows how to establish and build a sense of community amongst residents, while at the same time, using strong business and financial acumen and marketing skills to ensure the overall success, prosperity and stability of the property.

Position Overview

Work Schedule: 9AM to 6PM, 5 days a week (may include weekend hours as required)

Reports to: Regional Manager

Direct Reports: 1 Assistant Property Manager, and 2 Maintenance Technicians

Software: Yardi, On:Site, MS Excel, Word, and Outlook

Compensation Package: a competitive hourly base pay

A bonus program that includes incentives for new leases, resident lease renewals, meeting occupancy levels, rent and fee collection goals, successful property inspections, positive online media reviews and achieving property financial objectives.

Primary Duties:

:Ensuring that property revenues and operating expenses are meeting budgeted targets
:Providing reports to management on a regular basis, including but not limited to, market surveys, and renewals and delinquency activity
:Training, supervising, empowering, and motivating direct reports and vendors
:Working closely with the companys capital improvement director to ensure the renovation process goes smoothly, residents are fully informed and that delays and/or problems are minimized
:Creating and maintaining a positive, stimulating and safe work environment and ensuring that the property is maintained per managements expectations
:Providing service to residents by completing service request, answering inquiries and assisting them with any issues pertaining to their apartment or the property
:Developing, coordinating and executing community events and resident retention programs
:Managing the leasing process which includes, responding to calls and emails, conducting tours and following up with prospective tenants, reviewing tenant applications, completing lease agreements and paperwork and entering the information in Yardi
:Posting ads, holding open houses and developing marketing efforts to ensure apartment vacancies are kept to a minimum and leasing goals are met
:Maintaining resident files and property inspection reports and distributing noticesCompany Description
