The Area Construction Manager must believe in, practice and initiate all Green Brick Partners values set forth in an acronym we call HOME. They must be H onest, O bjective, M ature and E fficient in how he or she approaches their role at Green Brick Partners. Effectively manage division operations, and field construction personnel. Implement and maintain systems and procedures which ensure all homes are built in accordance with company quality standards, building codes, specified production schedules, gross profit objectives and all company goals.
Position Overview: This position is a key management position within the construction operation. This person reports directly to the Director of Construction (DOC). This person must have successfully completed all the requirements for the Community Construction Manager (CCM) I to IV. This position will have responsibility for a minimum of three (3) neighborhoods. This will also include development and management for CCM I to IV. Primary construction management experience required (minimum 7 years). Advance skills required. Requires guidance from DOC to achieve company objectives. Does not require day to day supervision. Has responsibility for delivering error free homes: Responsible to ensure all homes receive an In-Line Inspection before payment is paid out to trade partner. Responsible to ensure all homes receive a quality assurance checklist prior to Quality Inspection (QI). Responsible to ensure all homes receive a QI prior to Orientation. Will intervene in all customer disputes before they reach DOC. Will intervene in contractor and vendor issues as needed, both on-site and in coordination with the Purchasing Manager (PM) per the Trade Escalation Protocol . Is the main liaison for office personnel, Community Sales Manager (CSM), and CCM. Responsible for the successful results of the following through the CCM: Achieving cycle times established by the company Achieving budgeted or lower costs as set by the company Achieving warranty cycle time and costs as set by the company Achieving customer satisfaction levels as set by the company Achieving elimination of warranty problems through construction efforts Achieving budgeted or lower costs in general variance construction costs.   Training: Has direct responsibility for growth and development of CCM reporting to them: Responsible for training of new and existing CCM to include: New Hire Community Construction Manager Training Manage Top Gun Trainee on site to ensure program is accomplished. Ensure that Top Gun Trainee has acquired all knowledge and experience before placement is final. Observe and teach "How to conduct all orientations" performed with the customers, i.e.: Pre-Start, Pre-Drywall, Home Owner Orientation. A minimum of one Planned Encounter per CCM per quarter Setting up training per CCM to determine what is needed to advance from one level to the next. Identifying CMC III personnel capable of becoming CCM IV and training them for that position. Technical training and testing at the area level as assigned by the DOC. Will conduct on-site training monthly with CCM and report to DOC additional training that is needed. Will ensure that CCM is trained and understand all codes/product specifications. CCM Management: Will conduct CCM meetings on a weekly, monthly, or quarterly basis Will walk jobs weekly with CCM to ensure quality standards are accomplished. Will create behavior and habits that conform to company values and principles. Will take immediate action when CCM and Trade Partner are not adhering to an agreed upon schedule to ensure homes are progressing to the companies set cycle times, per Trade Partner Contract Agreement. If a home is not progressing to a set schedule, ACM will become involved to ensure home is not setting with no corrective action being taken by CCM or Trade Partner. Will reward and recognize top performance of CCM on a regular basis. Will provide DOC with CCM monthly bonus payout. It is the responsibility of the ACM to sit down with CCM in their area and go over compensation payout results. Will produce a weekly production percentage report and be responsible for the distribution of that report to the CCM. Will attend the Sales backlog meeting and be responsible for achieving closing dates through the CCM. Cost/Material Management: Will be responsible for approval of all variance purchase orders and the process to eliminate those variances. Will manage material overages or shortages and communicate with Purchasing and Estimating Department to correct in real time situations. Will manage CCM's to ensure material scheduling is appropriate for trade partner's schedule. Company will not have exposure to materials on job sites with no trade partners present to lower our liability. Will conduct neighborhood evaluations at a minimum of one per quarter in all his neighborhoods. Strategic cost saving initiatives, in coordination with PM. Ensures CCM is complying with and coordinating with the Purchasing Department on all new Trade Partner on-boarding procedures after trade has been qualified and contracted through Purchasing. Understands company's bidding and contracting procedures and ensures CCM is following these procedures. Will ensure CCM is utilizing company scheduling/payment software at 100%, no exceptions. If CCM is not 100% compliance, corrective action is taken and Action Plan is written out for CCM compliance. Vendor Partner Program: Recruit Trade Partner's and is responsible for the orientation of them and the communication and enforcement of their Scopes of Work once contracted with the company through Purchasing. Will ensure OSHA Standards are adhered to on company job sites. Will ensure corrective actions are being taken to adhere to OSHA Standards. Education: College degree preferred Experience: Minimum of 7 years new construction Supervision of Others: Construction Managers, Trades
Authority/Budget/Decision Making/Discretion and Independent Judgment Ability: Managing Construction Managers, and trades and making decisions that reflect the house budgets.
Physical Requirements: Must have a vehicle capable of carrying supplies, valid driver's license and be willing to drive among designated communities in daytime and nighttime.
Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; climb, balance and stoop, crouch or crawl; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision and peripheral vision.
